Selling a property

You must have ordered an EPC before marketing a residential property for sale in England and Wales. The energy rating must be included in online listings, brochures and material information.

If your certificate is older than ten years, or you have made significant energy-related improvements, commission a new assessment before sale.

Renting a property

Landlords must provide a valid EPC free of charge to prospective tenants. Minimum Energy Efficiency Standards (MEES) may restrict letting properties below a certain band — check current regulations.

For renewals and new tenancies, ensure the certificate is available before advertising. Agents often coordinate booking on behalf of landlords.
