An Energy Performance Certificate is an official document showing how energy efficient a property is, rated from A (most efficient) to G (least efficient). It also includes estimated running costs and typical improvement recommendations.

The assessment covers construction elements, heating, hot water, lighting and insulation. It is not a structural survey, electrical check or gas safety certificate — it focuses on energy performance only.

In England and Wales, you generally need a valid EPC before marketing a home for sale or rent. Landlords must provide one to prospective tenants, and agents must include the rating in property listings.

Certificates are valid for ten years unless replaced sooner. If your property has had significant energy-related improvements, a new assessment may better reflect current performance.

An accredited domestic energy assessor visits the property, records key features, and produces the certificate using standard methodology so ratings are comparable between homes.

Allow access to all rooms, the boiler or heat pump, and the loft where safe. The assessor lodges the certificate on the official register — you receive a copy for your records and marketing.
